Electrical requirements for Airbnb & Holiday Letting

As a landlord of a holiday let or host of an Airbnb there are some fundamental electrical requirements to ensure your installation, appliances and property are safe for your guests to enjoy.

  1. Electrical installation safety can be assessed and acted upon by having an Electrical Installation Condition Report (EICR) produced. This assessment must be carried out every 5 years and will identify areas that need immediate rectification or further improvement in line with the wiring regulations BS7671. Due to the likely high number of short duration occupancy, it is crucial the landlord play a greater role in inspection of the installation, taking time to visually inspect and functionally test electrical accessories, fixtures and fittings between guests.

  2. Portable Appliance Testing is required for appliances that you equip the property with. A quick and simple test can be carried out to ensure electrical appliances, everything from your TV to kettle or hairdryer, are safe to be in service. Of course, you should also look for general signs of damage and if the device functions correctly. All supplied electrical products should CE marked and safe to use and PA Testing should be carried out annually.

  3. Smoke and CO Alarms are essential for any property. The best way to ensure a suitable system is designed and installed is by having a fire risk assessment carried out. This would take into specifics for your location such as a linking into a communal or addressable system if your property is in a shared block such as apartments. The requirement for a holiday property is a Grade D1, Category LD1 High Protection system. Finally, Carbon Monoxide (CO) alarms should also be fitted in any room where a fuel burning appliance is located (e.g. boiler or wood burning stove).
